I'm Florence — pharmacist, mom, and the person behind Lumine Reserve. I got into short-term rentals in Toledo looking for income outside my W2. What I found was that most hosts — especially on larger properties — were leaving serious money on the table. Not from lack of effort, but from not knowing what actually moves the revenue needle.

The answer is almost always the same: the right amenity upgrades, professional photography, and dynamic pricing built correctly from day one. My own property earns $7,000–$10,000 a month. I built Lumine Reserve so other Toledo owners can get there without having to figure it all out themselves.
